Did you want to own a condo that you can rent out most of the year and spend a few weeks or months living there yourself? If you answered yes to any of these questions, then buying your own property through The Whole Nation, Inc. is the right choice for you.

When you purchase a property through The Whole Nation, we will do everything for you. First, we will find out exactly the type of property you are looking to purchase and in what area. Then we will find you properties that fit your specifications. Once we have your approval, we will make an offer to purchase the property – whether the purchase is a foreclosure, short sale, or regular sale. We will navigate all the legal twists and turns for you. Once the offer is accepted then you will need to wire a refundable deposit to the selling agency. We will help you through the “Due Diligence” phase where you will have a certain number of days (typically 10) to determine if you wish to continue with the purchase. We will have the property inspected, the neighbourhood evaluated, the Home Owners Association (HOA) evaluated and we will ensure the property is free and clear of any liens or outstanding payments. Assuming all is in order then we will agree to the purchase and proceed to closing.

At closing you will be asked to wire the remaining purchase amount to the selling agent. After the closing date on the property we will ensure that our trusted team of experts revamp, fix, renovate, and clean up your property to the point it is ready to have someone move in – whether that is you or a tenant. We will remain involved during the entire renovation process helping you until the property is ready to enjoy.

We will arrange so that you will continue to hold a lien against your property – even though you paid cash. This will help keep your principal safe in the unlikely event that something unexpected happens with your property (e.g.: someone injures themselves on your property and attempts to sue you). If you have to sell the house, the lawyers will clear the lien before any other payouts. What this does is help protect you against being sued because their is no unprotected equity in your house.

If you are looking for a renter, we will find one for you. We will introduce you to one of our wonderful property managers who will look after your property, deal with any tenant issues, find new tenants for you (when required), and send you a cheque every month. We will help you acquire your ITIN (Individual Taxpayer Identification Number) which is required if you are collecting rent in the US. We will introduce you to some excellent accountants who can help guide you through your US tax filings.

This turnkey solution will take all of the mystery and headaches out of the complicated US real estate market and allow you to own your piece of the sunbelt. We will be there to help and guide you every step of the way. All of our services are provided for a flat fee starting at $6,000 (which is typically about one quarter of the money that we save our clients).
